Method — start to finish

How a clearance actually runs.

Six steps, and the two that decide everything happen before anyone picks anything up: the quote and the access.

  1. 01

    Tell us what it is

What needs clearing, which floor it is on, and roughly how much there is. Photographs help more than descriptions — a picture of a room and a picture of the street answer most of our questions at once.

  2. 02

    We quote, in writing

Priced on volume, the carry, and where the vehicle can legally stand. The number is agreed before anything starts and it is what you pay, not an opening position.

  3. 03

    We sort the access

Where a street is permit-controlled we either arrange a bay or work from the nearest legal point and barrow it. Where a block wants notice, we give it. You should not be the one negotiating with a caretaker.

  4. 04

    We load by hand

Nothing sits on your street. We carry it out — which also means we can take what is upstairs and leave what is staying, item by item, rather than emptying a room wholesale.

  5. 05

    Sorted as we load

Timber, metal, cardboard, electricals and general waste go on separately. Sorting on the van is the only point where separating is still cheap; once it is mixed it stays mixed.

  6. 06

    Swept up, documented

The space is left brushed out, and waste transfer documentation is kept and copied to you on request. For landlords, agents and contractors that paperwork is the part that matters later.

Questions

On pricing and access

How do you price a clearance?

Volume, the carry (floor, stairs, lift, distance to the vehicle), and how much of it needs separating. Not by the hour, and not on how urgent it sounds.

Do you charge to quote?

No. Photographs or a short video are usually enough; for bigger or more awkward jobs we will come and look.

What if there is more than we said?

Then the price changes, and we tell you before we load it rather than after. What we will not do is quote low and adjust upwards on the day as a matter of routine.

Can you work while a property is occupied?

Yes. Most house and flat clearances happen around people living there, which is exactly why we take what is going item by item rather than clearing a room wholesale.

Do you provide waste transfer notes?

Kept on every job and copied to you on request. If you are a business, that documentation is part of your duty of care rather than an optional extra.

Tell us what needs clearing.

What it is, which floor it is on, and where a van can stand. That is enough for a proper quote — and the quote is what you pay, not a starting point.
