House clearance in Hackney
Whole houses and single rooms cleared across Hackney — end-of-tenancy, probate, downsizing, or a back bedroom nobody has emptied in a decade.
A house clearance is rarely about the volume. It is about what has to stay, who is going to decide that, and how the street will let us get it out. All three are worth settling before anyone starts carrying.
What we clear
- Whole houses, top to bottom, including loft, cellar and garden
- Single rooms — the back bedroom, the box room, the garage
- End-of-tenancy leftovers where a tenant has gone and left furniture behind
- Probate and bereavement clearances, worked slowly and with the family present if they want to be
- Downsizing clear-outs, where most of the house is staying and a quarter of it is not
Probate and bereavement work
This is the part of the job that deserves care rather than speed. We do not empty a room with someone standing in the doorway wondering whether something has already gone in the van. The normal arrangement is that anything uncertain is set aside in one room and looked at before it leaves, and paperwork, photographs and small personal items are put to one side rather than bagged.
What decides the quote
Volume, the floor it is on, whether there is a lift that takes furniture, and where the vehicle can legally stand. In most of Hackney the last one is the real variable — see areas we cover for how the streets differ.
Sorted, not tipped
Timber, metal, cardboard, electricals and general waste are separated as we load rather than after — which is the only point where separating is still cheap. Waste transfer documentation is kept and copied to you on request, which matters if you are an agent, an executor or a landlord.
House clearance — the usual questions
Do you take everything in one go?
Usually. Where a house is genuinely full we will tell you at the quote stage that it is more than one load rather than discovering it with half a hallway still standing.
Can you work with an executor or agent remotely?
Regularly. Photographs or a video walk-through are enough to quote, and we can meet an agent for keys rather than needing the family there.
What happens to things that are still usable?
Furniture and household goods in reusable condition are passed to reuse routes where there is one that will take them, rather than going in with general waste.
Will you clear a loft or cellar?
Yes, and they are frequently where most of the volume is. Tell us about them at the quote stage because they never show in a room count.
Do you need a parking permit?
On most Hackney streets, yes. We either arrange a bay or work from the nearest legal point and barrow it, and we say which before the day.
Flat & estate clearance
Upper-floor flats, walk-ups and estate blocks, carried down by hand where there is no lift and nowhere to park.
Bulky waste collection
Single large items or a handful of them — sofas, mattresses, wardrobes — collected when you do not want to wait for a council slot.
Garden waste clearance
Green waste, hedge cuttings, turf, soil, decking and the shed that finally gave up. Composted or recycled where it can be.
Office & commercial clearance
Studios, shops, offices and workshop units stripped out — desks, chairs, racking, partitioning and old IT.
Tell us what needs clearing.
What it is, which floor it is on, and where a van can stand. That is enough for a proper quote — and the quote is what you pay, not a starting point.
