Flat & estate clearance in Hackney
Upper-floor flats, walk-ups and estate blocks — carried down by hand where there is no lift and nowhere to park.
Most Hackney flat clearances are decided by two things that have nothing to do with how much there is: which floor it is on, and whether anything can be driven close to the door.
Carried down, not craned out
A converted house in Clapton split into three flats, a walk-up above a shop on Kingsland High Street, an estate block where the lift is too small for a sofa — all of it comes down a staircase in someone's arms. That is the single biggest factor in what a flat clearance costs, and it is why we ask about the floor before we ask about the volume.
What we ask before quoting
- Which floor, and whether there is a lift that takes furniture
- Whether the stair turns, and how tight it is at the half-landing
- Whether the entrance is shared, and whether it is on a door code
- Where a vehicle can legally stand, and how far that is from the front door
Estate blocks
Estates around Homerton and Hackney Central are frequently easier than the converted houses: proper communal stairs, wider doorways and a bin store to work past rather than a hallway. What they do have is rules — a caretaker or managing agent who wants to know a van is coming, and a lift that may need booking.
Communal areas
Your neighbours did not agree to your clearance. Stairs and landings stay passable, the front door is not propped open longer than a carry needs, and nothing waits on a communal landing while the van goes round the block.

Flat & estate clearance — the usual questions
Is a flat clearance more expensive than a house?
Per item, frequently yes — because everything is carried. A ground-floor house with a driveway and a third-floor walk-up are different jobs even with identical contents.
Do you need lift access?
No, but we need to know. A flight of stairs is a crew-size question, and the wrong crew size is how a job runs into the evening.
Can you clear a flat while a tenant is still moving out?
Yes, and it is common at end of tenancy. Tell us what is staying and we will work around it rather than guessing.
What about the bin store?
Estate bin stores are frequently where fly-tipped waste ends up — we clear those too, see fly-tip clearance.
Will you tell the caretaker or managing agent?
Where a block wants notice we will handle that, provided we know about it before the day.
House clearance
Whole houses and single rooms cleared — end-of-tenancy, probate, downsizing, or years of accumulated stuff in a back bedroom.
Bulky waste collection
Single large items or a handful of them — sofas, mattresses, wardrobes — collected when you do not want to wait for a council slot.
Garden waste clearance
Green waste, hedge cuttings, turf, soil, decking and the shed that finally gave up. Composted or recycled where it can be.
Office & commercial clearance
Studios, shops, offices and workshop units stripped out — desks, chairs, racking, partitioning and old IT.
Tell us what needs clearing.
What it is, which floor it is on, and where a van can stand. That is enough for a proper quote — and the quote is what you pay, not a starting point.
